Ready-to-Move vs Under-Construction Flats in Greater Noida: Which Should You Buy?

Greater Noida has both: established ready-to-move societies and a large pipeline of new launches. The right choice depends on your budget, when you need the home, and how much risk you're comfortable with.

When ready-to-move makes sense
- You need to move in within a year, or want to stop paying rent.
- You want to see the actual flat, view, neighbours and society maintenance.
- You'd rather avoid GST. On an ₹80 lakh flat, 5% GST is ₹4 lakh.
When under-construction makes sense
- You're buying for the long term or as an investment and can wait.
- The project is from a builder with a strong delivery record and is registered on UP RERA.
- A construction-linked payment plan suits your cash flow.
Checks for each
Ready-to-move: confirm the completion or occupancy certificate, pending maintenance dues, the society NOC, and that the seller's loan (if any) is closed.
Under-construction: check the UP RERA registration, the builder's track record on earlier projects, and the quarterly progress on the RERA site.
