Authority Plots in Greater Noida & Yamuna Expressway: A Buyer's Guide (2026)

How GNIDA and YEIDA authority plots and flats work, how allotment schemes and resale transfers happen, and the documents to check before you pay a token.

"Authority plot" is the term buyers use for land allotted by a development authority instead of a private builder. Around Greater Noida that means the Greater Noida Industrial Development Authority (GNIDA) and the Yamuna Expressway Industrial Development Authority (YEIDA). These are the plots and flats we get the most questions about, so here is how they work.

Authority land is leasehold

Most property in Noida, Greater Noida and the YEIDA region is leasehold. The authority keeps ownership of the land and gives it to the allottee on a long lease, typically 99 years. When you "buy" an authority plot, you are taking over that lease. In practice this means:

  • The authority's rules apply to the plot: building bye-laws, construction deadlines and transfer conditions.
  • Every resale needs the authority's transfer approval, not just a registered deed between buyer and seller.
  • There are authority charges to budget for, such as transfer charges and any pending lease rent.

Two ways to buy

1. Directly from the authority (allotment scheme)

YEIDA and GNIDA open residential plot schemes from time to time. You apply online, pay a registration amount, and plots are allotted through a draw. For example, YEIDA's residential plot scheme RPS-10 opened in April 2026 with roughly 1,000 plots near Noida International Airport, with a draw scheduled for June 2026.

Direct allotment is usually the lowest price, but you can't choose the exact plot and the draw is uncertain.

2. Resale of an allotted plot or flat

This is how most buyers purchase. The original allottee transfers the lease to you with the authority's approval. You get a specific plot in a sector of your choice, often with possession already given.

Where the plots are

According to YEIDA, residential plots and flats are planned in parts of Sectors 16, 17, 18, 20 and 22 along the Yamuna Expressway. These sectors are within driving distance of Noida International Airport at Jewar, which began commercial flights on 15 June 2026. In Greater Noida, authority plots are spread across residential sectors such as Alpha, Beta, Gamma, Delta, Omicron, Mu, Chi and Phi.

Documents to check before paying a token

DocumentWhat it proves
Allotment letterThe original allotment from GNIDA / YEIDA
Lease deedThe registered lease between the authority and the allottee
Possession letterPhysical possession was handed over
Previous transfer memorandumsEvery earlier resale was approved by the authority
No-dues certificateLease rent and other dues are cleared
Building plan approval / completionNeeded if a house is already built
Encumbrance checkNo loan or legal claim is attached to the plot

Our rule of thumb: if the seller can't show a clean chain from the original allotment to today, don't pay any money until it's sorted.

Costs beyond the plot price

  • Stamp duty and registration on the transfer deed (see our stamp duty guide).
  • Authority transfer charges, which depend on the authority, category and plot size.
  • Lease rent (one-time or annual), if not already paid.
  • Legal verification and documentation fees.
