How to Check a Project's UP RERA Registration Before You Book

A step-by-step guide to verifying a builder project on the UP RERA website, and what to look for in the registration, timeline and complaints.

Under the Real Estate (Regulation and Development) Act, 2016, most new residential projects in Uttar Pradesh must be registered with UP RERA before the builder can advertise or sell. Checking the registration takes five minutes and can save you years of trouble.

Step 1: Get the registration number

Every UP RERA project number starts with UPRERAPRJ, followed by digits. It must appear on the builder's brochures, website and ads. If a salesperson can't give you the number, treat that as a warning sign.

Step 2: Search on up-rera.in

  1. Open up-rera.in.
  2. Go to the registered projects search.
  3. Search by the registration number, the project name or the promoter (builder) name.
  4. Open the project details page.

Step 3: Check these details

  • Promoter name matches the company on your agreement.
  • Registered address and land details match the site you visited.
  • Proposed completion date. Compare it with what the salesperson promised.
  • Approved plans and number of towers/units. Your tower and unit should be part of the registered project.
  • Quarterly progress updates uploaded by the builder.
  • Complaints filed against the project or promoter.
  • Extensions. Repeated extensions of the completion date usually mean delays.

Step 4: Check the agent too

Real estate agents and brokers who sell RERA projects must also be registered with UP RERA. Ask your advisor for their agent registration number and check it on the same site.

What RERA does and doesn't cover

RERA protects you on carpet area, timelines, advance payments (a builder can't take more than 10% of the cost before a registered agreement for sale) and structural defects for five years after possession. It doesn't cover resale flats between individuals or authority plot resales. For those, the document checks in our authority plots guide matter more.

Every new-launch project we list shows its RERA number in the highlights where available. Browse new and upcoming projects.
