Most home loan delays come from missing or mismatched documents, not from rejections. Keep this checklist ready before you apply, whether it's SBI, HDFC, ICICI or a housing finance company.

For everyone

  • PAN card and Aadhaar (or passport / voter ID) for every applicant
  • Recent passport-size photographs
  • Address proof, if it differs from your Aadhaar
  • Bank statements for the last 6 months (salary or business account)
  • Details of existing loans, with repayment statements

Salaried applicants

  • Salary slips for the last 3 months
  • Form 16 for the last 2 years
  • Employment letter or ID card, especially if you joined recently

Self-employed applicants

  • Income tax returns with computation of income for the last 2–3 years
  • Profit and loss account and balance sheet (CA-certified where asked)
  • Business proof: GST registration, shop and establishment licence or partnership deed
  • Bank statements for the last 12 months

How to improve your eligibility

  1. Check your CIBIL score first. Most lenders prefer 750 or above. Fix errors in your credit report before you apply.
  2. Add a co-applicant with income, such as a spouse or parent. Their income counts towards eligibility, and women co-owners can also get a stamp duty concession in UP.
  3. Close small loans and credit card dues to bring down your existing EMIs.
  4. Choose a longer tenure to lower the EMI. You can prepay later.
  5. Apply to the right lender for your profile. Self-employed buyers sometimes get better terms from housing finance companies.
